The works comprises the construction, completion & maintenance of a residential compound with buildings as follows:
- 130 Villas
- Ancillary Buildings (Administration, Nursery & Guardhouse)
- Substations (Substations 1, 2, 4, 5 & 6; substation 2 with Ooredoo Room)
The Work consist but not limited to site levelling, structural, MEP & finishing works for 130 units typical villas, clubhouse– offices, dining hall, lounge, multipurpose hall, toilets, pantries, kitchens, services/technical rooms, sauna, gym, swimming pool, sports courts, ancillary buildings, substations, hard & soft landscaping, roadwork, boundary walls, fence & gates, etc. including external site services infrastructure.
The villas, ancillary buildings & substations are reinforced concrete structure with block work infill. The clubhouse is composite with concrete basement and the superstructure with steel framing and metal & concrete decking slabs.
The Works may also include necessary demolition & alterations of existing structures, permanent & temporary facilities, boundary walls, fences & gates, roads, walkways, hard & soft landscaping, removal/relocation of trees and disconnection and/or re-routing of existing services depending on the actual condition of the site.
The Project will be divided into 2 phases, each with the villas, buildings, boundary walls & external works. Please refer to below list & key plan for the project.

- Approval of Materials due to frequent change in the design by the Client.
- Delayed finalization of Club House Design & authorities approval for the same.
